Consolidating Lots

There are two processes used to consolidate lots. If your land is part of a platted subdivision, please view the information on Amended Plats.

If your land is not part of a platted subdivision, you may apply for a Land Consolidation Plat. This requires hiring a registered land surveyor to prepare a formal land plat map, which is reviewed to ensure that any necessary easements are retained.

Land consolidation plats are reviewed by either the Board of County Commissioners (for properties in unincorporated Larimer County) or the Town Board (for properties within Town limits), depending on where your property is located. The Estes Valley Planning Commission does not review land consolidation plats.

If you live within the Estes Valley and are interested in consolidating your lots, contact a Planner in the Community Development Department. If you decide to pursue consolidating your lots, you must schedule a formal pre-application conference with a Planner prior to submitting your application. Click here to access the pre-application and development application forms, which must be completed to apply for a lot consolidation.
