Changing the Boundary Line of Your Property

 

There are two processes used to change the boundary line of your property.
If your land IS part of a platted subdivision
, please view the information on Amended Plats.

If your land is NOT part of a platted subdivision, you may apply for a Boundary Line Adjustment. This requires hiring a registered land surveyor to prepare a formal land plat map, which is reviewed to ensure the resulting lots meet the minimum-lot-size and lot-shape standards established for your zoning district, and also to ensure that there are adequate setbacks between lot lines and buildings. Utility and access easements will also be considered.

Boundary Line Adjustment plats are reviewed by the Estes Valley Planning Commission, with final approval by either the Board of County Commissioners (for properties in unincorporated Larimer County) or the Town Board (for properties within Town limits), depending on where your property is located.

If you live within the Estes Valley and are interested in changing your property line, contact a Planner in the Community Development Department. If you decide to pursue changing the boundary line of your property, you must schedule a formal pre-application conference with a Planner prior to submitting your application.
